Tesis yeri ve yerleşimi – ekonomik değerlendirmesi

Abstract

Kuruluş yeri seçimi, işletmeler kurulduktan sonra değiştirilmesi oldukça zor bir iştir. Uygun kuruluş yeri seçimi işletmelerin, faaliyetlerini en az maliyetle ve maksimum verimle sürdürmelerini sağlamaktadır. Ancak bazı durumlarda yapılan seçimlerin faaliyetin hammadde kaynağına, lojistik maliyetlerine, üretim kapasitelerine ve iş gücü maliyetine vb. gibi bazı faaliyetlerini sürdürmeleri için gerekli olan kalemlerle uygunluk göstermediği fark edilebilir. Bu aşamada tesis yeri değişimi kaçınılmaz bir sondur. Bu amaçla bu tez çalışmasında tesis yeri değişikliğinin gündeme gelmesi, yerleşim değişikliği sırasında karşılaşılan sorunları çözümlemede gerçekleştirilen uygulamaları kurumsal bilgiler ışığında incelenecektir. Bu amaçla ilk aşamada mevcut olarak gıda işleme tesisi olarak faaliyetini sürdüren bir fabrikanın yer değiştirme sorunu kuramsal olarak ele alınacaktır. Mevcut yerleşim yeri tasarımları, üretim maliyetleri ve kapasitesi, iş gücü kapasitesi, hammadde ve diğer gider maliyetleri, depolama ve transfer maliyetlerine yer verilecektir. İkinci basamakta tesis yeri değişikliği için belirlenen yeni coğrafya, yeni yerleşim yeri ve işletmenin sahip olduğu yerleşim yeri tasarımları, üretim maliyetleri ve kapasitesi, iş gücü kapasitesi, hammadde ve diğer gider maliyetleri, depolama ve transfer maliyetleri mevcut yerleşim yeri ile kıyaslanarak gerçekleştirilen uygulamanın olumlu ve olumsuz yönleri irdelenecektir. Bu çalışma sonunda bir gıda işleme tesisinin yeni tesis yeri seçimi sürecinin tesis yeri değişimi sonrasındaki eski ve yeni durumunun karşılaştırma analizi yapılmış olacaktır. Eski ve yeni tesis yeri ve yerleşimleri ile üretim, lojistik ve diğer parametrelerle kıyaslama yapılarak verimlilik incelemesi gerçekleştirilmiş ve vaka analizi tamamlanmış olacaktır. Taşınma sonucunda üretim kapasitesinin %24 oranında arttırıldığı, personel sayısının %22 oranında artmış olmasına rağmen, personel başına maliyetin %1,1 azaldığı, personel servis maliyetinin %10 daha az olduğu, uygulanan tesis yerleşiminin etkisi ile metrekare başına kullanılan enerji maliyetleri de düşürülmüştür.Choosing the place of establishment is a very difficult task to change after the establishment of the enterprises. Selection of suitable establishment location enables businesses to continue their activities with minimum cost and maximum efficiency. However, in some cases it may be noticed that the choices made are not in line with the items required for the activity to continue some of its activities, such as raw material source, logistics costs, production capasities and labor cost. At this stage, plant location change is an inevitable end. Fort his purpose, in this thesis, the fact that the change of facility location came to the fore and the practices carried out in solving the problems encountered during this change of settlement will be examined in the light of institutional information. For this purpose, in the first stage, the relocation problem of a factory that currently operates as a food processing facility will be discussed theoretically. Existing settlement designs, production costs and capacity, labor capacity, raw material and other expense costs, storage and transfer costs will be included. In the second step, the new geography determined for the change of facility location, the new settlement and the settlement designs of the enterprise, production costs and capacity, labor capacity, raw material and other expense costs, storage and transfer costs, are compared with the existing settlement. And the end of this study, a comparison analysis of the old and new situation of a food processing plant's new facility location selection process after the facility location change will be made. Efficiency analysis will be carried out and case analysis will be completed by making comparisons with old and new facility locations, production, logistics and other parameters. As a result of the relocation, the production capacity was increased by 24%, the number of personnel increased by 22%, the cost per personnel decreased by 1.1%, the personnel service cost was 10% less, and the energy costs per square meter were also reduced due to the effect of the facility layout applied.
